To meet the rapidly rising demand for managed workspaces, WeWork has opened a new co-working centre in Udyog Vihar, Gurugram, covering 90,000 sq ft with a seating capacity of over 1,200. Realty major DLF has leased this space to WeWork, which will further sublease it to other corporations. This new facility is expected to cater to a wide range of businesses, from startups to large enterprises, looking for scalable and fully serviced office solutions in a prime commercial hub.
What is WeWork?
Launched in 2017, WeWork has been expanding rapidly, with its workspaces now spread across eight cities—Chennai, New Delhi, Gurugram, Noida, Mumbai, Bengaluru, Pune, and Hyderabad. The company currently operates 73 centres and positions itself as a premium provider of flexible workspaces. This facility marks its sixth partnership with the DLF Group. Driven by demand from sectors such as finance and technology, WeWork has provided more than 50% of enterprise desks across the Delhi-NCR region over the past two years.
Market Growth

Gurugram continues to dominate the commercial real estate landscape within NCR, accounting for nearly 60% of the overall market share. Noida and Delhi follow as important, though secondary, hubs. This strong position is being reinforced by steady demand from industries like consulting and IT-BPM, both of which are expanding operations and seeking professional workspace solutions.
WeWork’s aggressive expansion in the region highlights a broader shift in occupier behavior. Businesses are increasingly opting for managed office solutions that reduce operational overhead, enable faster setup, and support hybrid work models. The growing preference for cost-effective yet high-quality office environments has made managed workspaces an attractive choice for both large corporations and fast-growing enterprises.
Overall, strong tenant interest, evolving workplace expectations, and the increasing presence of flexible workspace operators are reshaping the NCR region into a more dynamic and viable hub for modern corporate development.
